Simon Pugsley

Simon Pugsley is a highly experienced Conveyancing Executive whose career in residential property began in 1995. Over more than 30 years, he has developed extensive knowledge of the legal and practical issues that can arise when people buy, sell or refinance their homes.

Before settling in East Kent, Simon held roles in West London and Berkshire. His background enables him to take a practical and measured approach, spotting potential problems early and addressing them before they cause unnecessary complications or delay.

A straight talker by nature, Simon explains legal matters clearly and keeps clients informed about where their transaction stands and what needs to happen next. He combines straightforward advice with diligence, close attention to detail and a determination to maintain progress, particularly when a matter becomes more complex.

Unregistered conveyancing involves additional work because, although most land and property in England and Wales is recorded electronically at HM Land Registry, some older properties have never been registered. The original paper title deeds must then be examined to establish ownership before the transfer can be completed and the property registered for the first time. Simon can guide clients through this process and ensure the legal requirements are handled correctly.

Simon moved progressively closer to the Kent coast over the years and is now settled in Broadstairs, where he enjoys being part of the local community.

Outside work, Simon is a member of Broadstairs Sailing Club and is often at the helm of one of its patrol boats, helping to safeguard sailors and manage the local waters during club racing, open meetings and training sessions.
